Heather Lane Case Study

The owners of Heather Lane bought their home for a few reasons; its location, close proximity to downtown Portland with a view of the Hoyt Arboretum, and its unique character featuring open beams and timber cathedral ceiling. The home was designed in the mid-sixties by William Hawkins, AIA, one of Portland's more renowned and published authorities on historical architecture in Portland. The owners felt some nostalgic connection to the home's sixties vibe and they contracted with Mr. Hawkins for the remodel design. With a growing family and the desire to entertain, the owner's main objective was to add additional square footage to the house while maintaining its character and original feel.

The most pressing challenge was the clients desire to have construction commence immediately. The target construction start was scheduled for what proved to be the wettest January in 30 years. Demolition and construction of the new third floor had to be executed in absolutely dry conditions. This was accomplished by installing a canopy on top of six levels of scaffolding. Not an easy task in itself.

The other major challenge was the tight site and small residential street. The 12-foot wide street services six houses, and the remodel property was the second house from the main road. Delivery of materials and subcontractor parking was extremely difficult while allowing for constant access to the other homeowners on the street.

Achieving aesthetic compatibility, another goal, was accomplished by preserving all of the original 6x10 old growth timbers from the main level. They hand-planed to "brighten" them, removing years of age and patina. The main level ceiling also had to be removed. Almost all of the smooth finish drywall was replaced, which helped to tie the new floor together with the old.

This project is a superb example of how the architectural and historical integrity of a home can be seamlessly meshed with beautifully remodeled space. Most satisfying from a design and construction standpoint, the owners are thrilled with their "renewed" home.
